Do I Have to Be There?
We recommend that you be present. You'll be able to ask questions directly, as you learn about the home and how to maintain it. You will find it easier to understand the written report if you've seen the property through the inspector's eyes.
What Happens During a Home Inspection?
When the inspector and client arrive at the location, the contract is signed, unless this has been accomplished by mail. The inspector explains the process and begins the inspection. An inspection may last from two to three hours under normal circumstances.
The inspector starts by looking at the roof and the exterior of the building and garage. The inspector will explain the findings to the client as they go along, describing the buildings' condition and any improvements that may be recommended. The inspection continues inside the home and includes any basement or crawlspace, the living spaces, and any accessible attic or roof spaces. The Inspector frequently offers tips for operating and maintaining the home.
At the end of the inspection, the inspector and client review the findings and recommendations. The client pays for the inspection onsite. The inspector will write a report, based on field notes, after the inspection. The written report is delivered as quickly as possible to the client. Follow-up telephone support is offered whenever the client has further questions.
